Where Franklin families go when they want the pool, the trail, and a ten-minute drive to both downtowns. Two big subdivisions on the east side, a decade apart in age and two miles apart on the map: McKay's Mill, 1,500 houses around a village center off Liberty Pike, finished in 2014; and Ladd Park, 1,200 and counting along two miles of the Harpeth. Between them, the older streets off Liberty Pike and the parks the city keeps building.

01 · The place
Two subdivisions built around a pool and a river, ten years apart.
McKay's Mill started in 1999 on 540 acres east of I-65, and the Jones Company built most of its 1,500 houses over the next fifteen years. The plan was Fieldstone Farms with lessons learned: a saltwater pool sized for a swim team, a 5,000-square-foot clubhouse, three trails through the sections, and a village center at Liberty Pike and Oxford Glen with a Publix, a dentist, a day care, and a taco place, so that the errands never leave the neighborhood. Sixty-five percent of last year's listings mentioned walking somewhere; seven named the Publix. It filled in by 2014 and has been fully built out since.
Ladd Park is the next generation, two miles south along the Harpeth. Six hundred and fifteen acres between Carothers Parkway and the interstate, with 240 of them kept as common ground: two miles of river frontage, a canoe launch, more than ten miles of paved trail, two pools, and eight named sections from the Highlands on the ridge to Foxglove Farms and the Crest, where Boulevard Homes and the Jones Company are still delivering houses in 2026. The city's newest big park, the Pearl, sits on its edge. Prices run a step above McKay's Mill because the houses are newer and larger, and the river lots are the ones that go to $1.9 million.
Between and around them is the older Liberty Pike: Liberty Hills from the late 1980s at a $635,000 median and a $240-a-year HOA, the Pulte and Patterson pockets at Amelia Park and Tap Root Hills on Clovercroft Road, and the 85-acre Liberty Park with its dog run and disc golf. What you are buying anywhere here is a family subdivision that works: the pool, the school, the trail, and Cool Springs five minutes up McEwen. What you are not buying is character or quiet roads. Liberty Pike is being rebuilt around you.
Who moves here
Families with kids in Clovercroft, Page, and Centennial, which is most of the households. Cool Springs employees who want a house and a yard five minutes from the office. Paddlers and runners, who pick Ladd Park for the launch and the greenway. And buyers who looked at Fieldstone Farms and wanted a kitchen from this century, or looked at Westhaven and wanted a third off.
What it is not
Cheap, small, or settled. McKay's Mill's median house is 3,376 square feet; there are 1,600-square-foot condos in Park Run, but not many. Ladd Park has construction traffic on the spine roads and will for a while. And the Liberty Pike roundabouts, a seven-lane intersection, and the Carothers extension are all in progress at once.

Six pockets, three school paths, a $1.5 million spread.
Two big plans and the older streets between them. Within McKay's Mill the section number moves the price by half a million; within Ladd Park the river does. The rough geography, north to south:

What a house costs, and what you get for it.
Big houses at a modest price per foot. McKay's Mill sells a 3,400-square-foot house for what Westhaven charges for 1,800, and Ladd Park's river lots are the east side's only real luxury tier. Both markets negotiate: a fifth of listings never sell.

Worked example on the $855,000 McKay's Mill median: assessed $213,750. County $2,715 + city $633 = about $3,350 a year in property tax on a Clovercroft-zoned address, plus about $1,300 in dues. Ten miles of trail, two miles of river, and three road projects at once.
The east side's selling point is the outdoors between the subdivisions, and the city is spending on both the parks and the pavement. What is open, building, or approved as of September 2026:

Clovercroft to Centennial, or Creekside to Page, with an FSSD edge.
McKay's Mill is Clovercroft, Page Middle, and Centennial for 33, 33, and 38 of 40 detached sales. Ladd Park closings record Creekside, Page Middle, and Page High. The west edge of McKay's Mill and all of Liberty Hills zone to Liberty Elementary and Freedom in the Franklin Special School District, then Centennial, and pay the FSSD tax for it.

06 · Getting around
The drive, honestly timed.
Times are from the McKay's Mill village center on a weekday morning between 7 and 8:30. Ladd Park adds about five minutes to anything north and takes five off anything south. The east side's advantage is that both downtowns are ten minutes away in opposite directions.

Franklin Transit's fixed routes reach Liberty Pike and the Galleria; on-demand covers the rest.
Liberty Pike at Royal Oaks is the corridor's worst light and is getting seven lanes. The roundabouts finish in mid-2026. McEwen is a work zone. Until the Carothers extension opens, every McKay's Mill trip north funnels through one of them.

The case for, and the case against.
What you gain
- Square footage. A 3,400-square-foot house at $264 a foot in McKay's Mill. The most house per dollar of any 2000s-built neighborhood in the city.
- The trails and the river. Ten-plus miles in Ladd Park, a canoe launch, the Pearl, and the Eastern Flank. Nothing else in Franklin comes close.
- Both downtowns in ten minutes. Cool Springs up McEwen, Main Street down Liberty Pike, and the interstate in five.
- The schools. Clovercroft's scores are the best in this series, and Page Middle is ranked 11th in the state.
- A Publix in the plan. McKay's Mill's village center is the errand run that never touches Mallory Lane.
What you give up
- Liberty Pike. Roundabouts, a seven-lane intersection, and the Carothers extension, all at once, on the only road to the village center.
- Small lots for big houses. A sixth to a third of an acre under 3,400 square feet. The yard is the trail.
- Negotiation. A fifth of McKay's Mill listings never sell, and price cuts of $125,000 to $182,000 happened last year. Sellers price off the wrong comp.
- Construction in Ladd Park. Spec homes sitting 94 days and trucks on the spine roads until the last sections close.
- The FSSD line, if you land on it. Liberty Hills and McKay's Mill's west edge pay about $1,250 more a year and go to a different middle school than the neighbors.
The verdict
Buy here for the family logistics. McKay's Mill is the finished version: the pool, the Publix, the school, and a big house at a fair price per foot. Ladd Park is the same idea with the river and ten more years of construction, and the river lots are the east side's only luxury tier. If you want a yard instead of a trail, look at Fieldstone Farms; if you want a porch instead of a bonus room, look at Westhaven and pay for it.

East of I-65 and Mack Hatcher, between McEwen Drive and the Harpeth. McKay's Mill fills the ground from Liberty Pike south to the river; Ladd Park runs along the Harpeth from South Carothers to the interstate, with the Pearl and the Eastern Flank on its downstream edge. Liberty Pike is the spine; Carothers Parkway will be the second one.

What people ask before they move here.
Which schools are we zoned for?
McKay's Mill is mostly Clovercroft Elementary, Page Middle, and Centennial High: 33, 33, and 38 of 40 detached sales last year. Its western edge zones to Liberty Elementary and Freedom Intermediate and Middle in the Franklin Special School District, then Centennial; so does all of Liberty Hills. Ladd Park closings record Creekside Elementary, Page Middle, and Page High, though some sections are described as Oak View or Trinity. The 2023 rezoning moved lines here once already; confirm any address with the WCS zone finder rather than the listing.
What do the HOAs cost, and what do they cover?
McKay's Mill houses pay $79 to $116 a month, about $108 median, for the Olympic-size saltwater pool, tennis courts, the 5,000-square-foot clubhouse and fitness center, playgrounds, three trails, and the pocket parks; Park Run condos and the villa sections pay $300 to $440 because the exterior is included. Ladd Park runs $75 to $115 by section, managed by Ghertner, for two pools, the clubhouse, more than ten miles of trail, the canoe launch, and the common ground. Liberty Hills is about $240 a year.
How is the commute?
Five minutes to Cool Springs and the I-65 ramp at McEwen, ten to Main Street down Liberty Pike, 30 to 45 minutes to downtown Nashville in the morning rush, and 30 to 35 to the airport. Ladd Park adds five minutes north and saves five south by using exit 61. The catch is Liberty Pike: two dual-lane roundabouts finishing in mid-2026, a seven-lane rebuild coming at Royal Oaks, and the Carothers extension not yet open. Plan on detours through 2027.
Is Ladd Park still under construction?
Yes. Well over a thousand homes stand across eight sections, and Boulevard Homes and the Jones Company are still delivering in 2026, with closings recorded on 2024 builds. New specs have been listing around $1.02 million and sitting longer than resales. McKay's Mill finished in 2014 and is fully built out.
Does it flood?
The Harpeth is the reason to live in Ladd Park and the reason to read the flood map. The river lots and the trail corridor carry mapped floodplain, and the city keeps the 240 acres of common ground there on purpose. The interior sections and nearly all of McKay's Mill sit above it, though McKay's Mill's trails run down to the river too. Check FEMA for any address and ask for the elevation certificate on a river lot.
Can I rent it out?
Long-term leasing is generally permitted in both plans; check the section's covenants, and the condo sub-associations in Park Run separately. Short-term rentals fall under the city's Ordinance 2025-25, effective January 2026: owner-occupied only, one per lot.
How does McKay's Mill compare to Ladd Park?
McKay's Mill is finished, ten years older, $125,000 cheaper at the median, and $50 a foot cheaper, with the village center and the Publix. Ladd Park is newer, larger, still building, on the river, with the better trail system and the only $1.5-million-plus tier on the east side.
