Brentwood's estate & club communities.
Nine enclaves where the questions are different. Governors Club behind the only staffed gate in the city, on 600 acres of Winstead family land with an Arnold Palmer course around an 1858 mansion. Annandale's two gates off Old Smyrna Road. Windstone in Eddy Arnold's valley off Murray Lane. Hampton Reserve, Witherspoon, Princeton Hills, Cartwright Close, and the new money at Cielo and Anna. Not what the schools are, because Brentwood's are the same two everywhere; but what the gate does, what the club costs on top of the dues, which gate zones which high school, and why nothing here sells over asking.

01 · The place
One guardhouse, a dozen keypads, and two old farms with houses on them.
Brentwood's estate stock is what happened to its last big farms. The Winstead and Edmondson families held 600 acres on Concord Road from 1799 until 1997, when it was sold for an Arnold Palmer Signature course with 438 lots around it and the 1858 Pleasant Hill mansion kept as the clubhouse; that is Governors Club, and the staffed guardhouse on Concord Road is the only one in the city. Eddy Arnold owned the valley off Murray Lane for fifty years before Southern Land put 108 lots and a set of hand-forged gates on it in 2004; that is Windstone. Annandale took 221 acres off Old Smyrna Road and Cloverland Drive in the late 1990s and built about 180 houses between 2006 and 2017 behind two automated gates. Witherspoon took 263 acres beside Crockett Park in 2017 and skipped the gate altogether. And on Old Smyrna Road now, Cielo is selling ten lots of two to eight acres with skyline views at $2.25 million to $8.25 million for the dirt, and Anna is selling twenty houses from $6.5 million.
What they share is the product: a custom house of 4,000 to 19,000 square feet on half an acre to three, built by the same dozen Middle Tennessee builders, in a city whose tax rate is $1.49 and whose schools are the same two A-plus high schools everyone else gets. Brentwood closed 96 sales across 19 gated communities last year at a $2,183,698 median and $389 a foot, a 15 percent premium per foot over the same house outside a gate. Above $2 million the whole city closed 269 sales at $2,754,358 and $480 a foot, and 45 percent of them were new construction.
What separates them is the gate, the club, and the road. Only Governors Club has a person in the booth, and only Governors Club has a course inside the gate, on a separate membership. The Concord Road gates zone Ravenwood; the Murray Lane, Franklin Road, and Old Smyrna ones zone Brentwood High. And the market behaves the way estate markets do: 29 Governors Club sales last year and not one over asking, 23 listings that never closed, and a Princeton Hills house that sold $1.4 million below its first price.
Who moves here
Golfers, at Governors Club, where the club costs about as much a year as the dues and the initiation is a used car. Executives, athletes, and artists who want a logged gate between Concord Road and the driveway, and who are paying about $5,500 a year for the guard. Ravenwood families with a $2.4 million budget who found Hampton Reserve at $343 a foot, the cheapest way into a Brentwood gate. Brentwood High families who want to walk to Brentwood Middle from Princeton Hills, or to Crockett Elementary from Witherspoon, which no other estate street in the county offers. And the buyers of 2026: people with $6 million to $9 million who would rather pick an architect at Cielo than buy someone else's chateau.
What it is not
Liquid, cheap to hold, or walkable to anything but a school. Governors Club turns over 6 percent a year and half its failed listings were the seller's price, not the house. The dues run $2,200 to $5,500 a year before the club, and the club runs $11,000 more for golf. Nothing here is within a mile of a coffee shop; Witherspoon and Princeton Hills can walk to a classroom and no further. And a Brentwood address is not a Brentwood gate: Agincourt's 1.8-acre lots are in Davidson County with Metro schools, and Callie's county is reported both ways.
02 · The gates
Nine communities, three kinds of gate, and one with a person in it.
East side first, down Concord Road, then across the interstate to Murray Lane, Franklin Road, and Old Smyrna. The gate column is the one to read twice; the school column is the one that decides the side.

What a house costs, and what you get for it.
Brentwood closed 96 gated sales last year across 19 communities, from a $364,000 townhome to a $7,995,000 estate, at a $2,183,698 median and $389 a foot. Above $2 million, gated or not, the city closed 269 at $2,754,358 and $480 a foot on a median 0.94 acres. The medians below are honest about each gate; the sale-to-list ratios and the cancelled-listing counts are the numbers that tell you what it is like to sell.

04 · The gate, and the club
What the guard does all day, and what the course is not included in.
The logistics that never make the listing: who lets the plumber in, who owns the road, whether the fairway out the back window is yours to play, and what the association takes at closing. As of September 2026:

In one line
Governors Club sells a person in a booth and a course you still have to join; everyone else sells a code. Witherspoon sells a clubhouse and a walk to school instead of a gate, and charges about the same for it.
05 · Schools
Two paths, both A-plus, decided by which side of the interstate the gate is on.
The Concord Road and Split Log gates go to Ravenwood through Woodland Middle. The Murray Lane, Franklin Road, and Old Smyrna ones go to Brentwood High through Brentwood Middle. No community here splits, none pays a special district, and two of them can walk to school, which no gate in Franklin can say. The private schools are the second question, because at this price half the buyers ask it.

06 · Getting around
The drive, honestly timed.
Times are from the Governors Club guardhouse on Concord Road on a weekday morning between 7 and 8:30. Annandale, at the north end by Old Hickory Boulevard, is the outlier the other way: two miles to the interstate and 18 minutes to downtown Nashville with the road clear. Windstone and Princeton Hills sit between.
Mobility scores
To the clubhouse, the pool, and at Witherspoon and Princeton Hills to school. To a coffee or a grocery, nowhere; the acre and the gate see to that.
The private streets are good riding, and Witherspoon and Hampton Reserve join the city's 12-mile greenway at Crockett Park. Concord Road itself carries 20,000 cars a day with no shoulder.
None. No bus runs Concord Road, Murray Lane, or Old Smyrna, and the city has no fixed route.
Concord Road at the I-65 ramps, 7:30 to 9 and 5 to 6:30, and Concord Road at Ravenwood and Crockett Park at the bell. Concord Road is mid-upgrade; the Governors Club end is the last to clear. Annandale's pain is the Old Hickory ramp.

Behind a gate the calendar is mostly the association's and the club's: the pool opening, the member-guest, the Fourth at the clubhouse. The public days that shape a year here:

The case for, and the case against.
What you gain
- Privacy that is enforced. A logged guardhouse at Governors Club, a code at Annandale, Windstone, and Hampton Reserve, and no through traffic on any of it.
- The course, and the mansion. An Arnold Palmer Signature course inside a Brentwood gate, with an 1858 Greek Revival clubhouse, is a thing no other Williamson County address offers.
- City services for $0.19. Brentwood fire, police, water, and codes on every line, and the county's $1.49 combined, against the gated Franklin guide's county-only $1.30 with county services.
- Brentwood High or Ravenwood, no line to read. Every closing in every community zoned the same way, and two of them within a walk of the classroom.
- The premium holds. A gate is worth 15 percent a foot in Brentwood, and Annandale's houses go in three days.
What you give up
- Any sale over asking. None of 29 at Governors Club, three of 14 at Witherspoon, two of five at Princeton Hills. Twenty-three Governors Club listings were cancelled or expired. Price wrong and you will still own it next year.
- Dues that never stop. $5,400 a year for the guard, $3,200 for Annandale's pools, $3,600 for Windstone's gate, and $11,080 more for golf on top at Governors Club, plus $5,000 at closing.
- The drive. Twenty-five minutes to downtown Nashville from Concord Road with the road clear, forty at eight, and nothing to walk to but a school.
- The 1999 house on the fairway. The cheap end of Governors Club is a first-phase house on a small lot, priced for the view and due for its second kitchen.
- The line you cannot see. Agincourt's Brentwood address is Davidson County and Metro schools; Callie's county is reported both ways. Read the parcel, not the mailing label.
The verdict
Buy the gate that matches the reason. Governors Club if the reason is golf and a person in the booth, and join the club or do not, but decide before you buy. Annandale if it is two pools, Brentwood High, and the shortest drive to Nashville behind a gate. Windstone if it is Eddy Arnold's valley and a European house from a pattern book. Hampton Reserve if it is a Ravenwood estate at the lowest foot in a gate, and you can wait 36 days. Witherspoon or Princeton Hills if the honest reason is the school walk, and the gate was never the point. And Cielo if it is the skyline and your own architect, and $9 million is a number you say without pausing. Whatever the reason, price to the last three comps and plan to hold: nothing behind these gates sells itself.

What people ask before they move here.
Which Brentwood community has a staffed gate?
Only Governors Club. Its guardhouse on Concord Road is staffed around the clock, visitors are checked and logged, and regular service providers are pre-cleared. Annandale's two gates on Cloverland Drive and Old Smyrna Road, Windstone's on Murray Lane, Hampton Reserve's on Concord and Crockett Roads, Cartwright Close, Heathrow Hills, and Agincourt are automated keypad or transponder gates with no attendant, which means a code you hand out and change. Witherspoon, Princeton Hills, and Traditions have no gate at all, whatever the listing implies. Of the 19 gated communities in Brentwood with a closing last year, one has a guard.
Does buying in Governors Club make me a member of the club?
No. The property owners' association dues, $440 to $462 a month in most phases and $250 to $465 across all of them, pay for the staffed gate, the private roads, and the landscaping, and the association takes a transfer fee at closing, $5,000 in most recent sales. The Governors Club itself is a separate membership with a waiting list. Published estimates put a full golf membership at about $25,000 to join and $790 a month, a bronze golf tier limited to twelve weekday rounds at $7,000 and $195, and a social membership at $1,000 and $125, each with a $25 monthly capital fee; the club quotes on inquiry. You can live on the course without joining, and a member can live outside the gate.
Which gates zone Brentwood High, and which zone Ravenwood?
The Concord Road and Split Log side zones Ravenwood: Governors Club, Hampton Reserve, and Witherspoon through Crockett Elementary and Woodland Middle, Traditions through Kenrose and Woodland, with no split inside any of them. The rest zones Brentwood High: Annandale through Lipscomb and Brentwood Middle, and Windstone, Princeton Hills, and Cartwright Close through Scales and Brentwood Middle. Princeton Hills can walk to Brentwood Middle and Brentwood High across Murray Lane; Witherspoon can walk to Crockett Elementary and Woodland. Agincourt has a Brentwood address and Metro Nashville schools. Cielo and Anna are new; expect Annandale's zone and confirm by lot.
What do the gate and the club cost, all in?
On Governors Club's $2,140,000 median: about $7,970 a year in property tax at Brentwood's $1.49 combined rate, about $5,400 in association dues, $5,000 to the association at closing, and, if you join, about $11,080 a year for full golf after the initiation. Call it $24,000 a year with the club and $13,400 without. Annandale's $2,272,000 median runs about $8,460 in tax and $3,200 in dues for two pools and tennis; Windstone's $2,980,000 about $11,100 and $3,600; Hampton Reserve's $2,400,000 about $8,940 and $2,900 with no pool. Witherspoon, without a gate, is $2,940 to $4,200 for the clubhouse and pools.
Why does nothing here sell over asking?
Because every house is different, so there is no comp to anchor a price, and because the buyer pool above $2 million is thin and slow. Governors Club closed 29 sales last year at 96.9 percent of the final ask and 95 percent of the original, none over, while 19 listings were cancelled and 4 expired; the ones priced right went in under ten days and the ones priced wrong took 80 to 184. Hampton Reserve's five sellers each gave up $99,000 to $200,000. Princeton Hills closed at 89 percent of ask, one house $1.4 million under its first price. Windstone sold one house twice in six months, the second time for $200,000 less on a higher ask. Annandale, at nine sales and a three-day median, is the exception. Price to the last three comps.
Can I rent it out?
Long-term leases are governed by each association's covenants; ask for the leasing clause before you write the offer. Short-term rentals of under three months are not permitted in Brentwood's residential zones unless the owner lives in the house, under section 78-19(e) of the municipal code, and the city cites owners who keep listing. Behind the Governors Club guard the rule enforces itself. Agincourt, in Davidson County, is under Metro's rules instead.
How does this compare to Franklin's gates, or to the rest of Brentwood?
Franklin's gated communities, Laurelbrooke, Legends Ridge, and Temple Hills, are the same product on the county side of the line: no city tax at all, county fire and a utility district, Franklin High, and fifteen to twenty-five minutes farther from Nashville. Brentwood's gates pay $0.19 more per hundred for city services, sit ten minutes closer to downtown, and zone two top-five high schools. Against the rest of Brentwood, a gate costs 15 percent more per foot than the same house on an open street, and the open estate streets, Witherspoon, Princeton Hills, and Traditions, charge similar dues for a clubhouse and a school walk instead of a code.
